The costs nobody mentions

Fields no other listing in the city publishes.

Rent is the number they tell you. Electricity is the one they don't.

Many landlords in Đà Nẵng run their own sub-meter and set their own rate. EVN's residential tariff tops out around 3.000₫/kWh; a landlord meter at 4.500₫ is common and rarely mentioned before the first bill. Run three air-conditioners through a July and the gap is more than a million dong a month.

Over a one-year contract that is 12,6 million dong — roughly one extra month of rent on the same apartment, paid quietly, every month. BaseIn puts the meter type and the rate on the listing, so you filter on it before you visit.
